Resident portal for Association records and accounting ledgers – We’re here to help!

We understand the importance of communicating the association’s activities, records, and financials to owners.  The Resident Portal allows owners to view their account ledger, submit work orders, view upcoming and prior meeting records, and much more.  It is a great resource and tool for owners to access 24/7.  The system is user-friendly and easy to sign into.  However, if you should have any trouble logging in, please contact the support team to walk you through the process.

Vision

Hidden Waters Subdivision is a safe, gated, private community of friendly, caring, and respectful neighbors and well-maintained homes and grounds reflecting a beautiful architectural sense of “Old Florida” or “Old Boca Grande” that we are proud to call home. We are a community of neighbors who cooperate with each other to uphold and enhance the value of our properties, where residents and nonresidents consider Hidden Waters to be a desirable place in which to live and enjoy the peaceful tranquility of our beautiful environment with family and friends.

Mission

The Mission of the Board of Directors of the Association is to preserve and enhance the property of our subdivision by maintaining the common ground areas and upholding our governing Covenants, Conditions, and Restrictions; By-Laws; Rules, Regulations and Policies in the spirit of our Vision. The Board will serve its Members by taking a fair, ethical, and objective approach in representing the interest of all homeowners. The Hidden Waters Subdivision will be maintained as a clean, safe, and enjoyable place to live for each Member. The Board will fairly enforce the Covenants, Conditions, and Restrictions; By-Laws; Rules, Regulations and Policies to preserve property values, and we will build a strong and responsible fiscal foundation to meet both our present and future needs.

Values

In fulfilling our mission and achieving our vision, we value honesty, fairness, firmness, equity, common sense, participation, respect, cooperation, and neighborliness in all our actions.

Guiding Principles

  1. Utilize the experience of Board Members to make and implement responsible decisions and to
    be good stewards regarding the use of funds and assets belonging to the Association. Conduct
    business with transparency and communicate with Association Members on a periodic basis.
  2. Uphold the Covenants, Conditions, and Restrictions; By-Laws; Rules, Regulations and Policies of
    the Association by taking a fair, ethical, and objective approach in representing the interest of all
    homeowners to ensure that all additions/changes to lots, homes, and property in the
    subdivision will preserve and/or enhance the value of our community.
  3. Treat every issue which comes before the Board with respect. Work with Members in a
    professional, objective, ethical manner and resolve or respond to requests in a timely manner.
    Resolutions and responses will be clearly communicated to affected parties.
  4. Protect and enhance the value of our neighborhood by maintaining all common areas to a
    standard befitting our Vision.
  5. Communicate with Members in a timely manner through appropriate mediums.

Rights and Responsibilities

Assessment-paying Members are entitled to certain rights and, in return, have certain responsibilities.  Members have the right to:

  1. Participate in governing the community association by attending meetings, serving on
    committees, and standing for election.
  2. Access appropriate association books and records.
  3. Prudent expenditure of assessments and other income.
  4. Live in a community where the property is maintained according to established standards.
  5. Fair treatment regarding financial and other association obligations.
  6. A responsive and competent community.

In turn, Members have the responsibility to:

  1. Read and comply with the governing documents of the community.
  2. Maintain their properties according to established standards.
  3. Treat association leaders honestly and with respect.
  4. Vote in community elections and on other issues.
  5. Pay association assessments and charges on time.
  6. Provide current contact information to the Board of Directors to help ensure they receive
    information from the community.
  7. Ensure that those who reside on their property – guests or family members – adhere to all rules
    and regulations.

COMMONLY ASKED QUESTIONS FOR SALES AND LEASING

Please be sure to read the association Documents to fully understand the restrictions and responsibilities in place for the association.

The below is only a quick reference and guideline.

 

Section 8.18. Pets. 

No animals, livestock, poultry of any kind, shall be raised, bed or kept on or in any Lot, except for dogs, cats, and house birds may be kept provided that they are not kept, bred or maintained for any commercial purpose. No Owner, tenant or other occupant of a Lot shall keep more than a total of three dogs and cats on a Lot. All pets shall be on a leash or retained at all times when outside the Lot. Dogs not covered by the homeowner’ s insurance company shall be prohibited. Proof of liability shall be provided to the Association for any dogs upon request.

 

Section 8.19. Prohibitions. 

No Owner, tenant or other occupant of a Lot and/or residence in the subdivision shall:
Parking
C. Park outside the garage or park overnight or use for a living accommodation commercial vehicles, commercial trucks, boats, campers, trailers, mobile homes, recreational vehicles except during the time they are actually serving the residence; D. Conduct any motor repair or other repair work to a vehicle nor store any household articles, furnishings or other personal property outside the residence or garage;
Signs
G. Display any signs of any kind whatsoever except that the developer may construct lot number signs. “For Sale” signs shall not be greater than 18″ x 24″ except that developer, at developer’s sole discretion may construct signs to promote the subdivision for the purpose of lot sales;

 

Section 8.21. Leases.

A. All leases of Lots shall be restricted to single-family residential use under the restrictions set forth herein. All leases shall be in writing and the Association shall have the right to terminate any lease upon default by the lessee by not observing any of the provisions of this Declaration and applicable Rules and Regulations. Each lease shall contain the following provision: ”The lessee hereunder acknowledges that this lease is subject to the Declaration of Covenants, Conditions, and Restrictions of HIDDEN WATERS SUBDIVISION and the Rules and Regulations provided thereunder which lessee has read and agrees to be bound thereby, and that the failure to comply with same may result in certain remedies being invoked by the Association against lessee, including without limitation termination of this lease and personal liability of lessee for damages.” If the foregoing provision is not contained in any lease, it shall be deemed incorporated therein by reference. In the event a lessee, or a lessee’s invitee, guest or licensee, occupies a Lot without a written lease, the occupancy thereof shall constitute an acceptance of this Declaration and an agreement to be bound thereby and subject thereto.

B. Owners leasing their Lots shall be responsible for all violations, and all damages or losses to the Roadways and Easements caused by a lessee, or a lessee’s invitee, guest or licensee.

C. No lease shall be for a term of less than four (4) months. No Lot shall be made subject to any type of timesharing, fraction-sharing or similar program whereby right to the Lot rotates among members of the program on a fixed or floating time schedule.
