Resident portal for Association records and accounting ledgers – We’re here to help!

We understand the importance of communicating the association’s activities, records, and financials to owners.  The Resident Portal allows owners to view their account ledger, submit work orders, view upcoming and prior meeting records, and much more.  It is a great resource and tool for owners to access 24/7.  The system is user-friendly and easy to sign into.  However, if you should have any trouble logging in, please contact the support team to walk you through the process.

COMMONLY ASKED QUESTIONS FOR SALES AND LEASING

The below is only a quick reference and guideline.

 

13. Sale, Transfer, Lease or Occupation of Unit. (page 13)

It shall be necessary for the board of directors of the Association, or its duly authorized officers, agent or committee, to approve in writing all sales, transfers, leases or occupation of a unit before the sale

A lessee shall not assign his lease or sublet his condominium unit without the prior written approval of the board of directors or its duly authorized officers or committee

12. Restrictions upon use. Q. Leases (Page 11)

No owner, tenant or other occupant of a condominium unit shall; lease less than an entire unit, or lease an entire unit for a period of less than three months, nor lease a unit more than two times in any calendar year, so that the high quality of this condominium shall be maintained and shall not become a lodging facility for transients. During the time a unit is leased or occupied by others, the unit owner shall not have the right to use the common elements and facilities except as a guest of another unit owner or lessee;

 

12. Restrictions upon use. R. Pets (page 12)

No owner, tenant or other occupant of a condominium unit shall; allow any animals to be kept in the unit other than one cats or dogs which at all times must weigh under 30 pounds, or small birds or fish.  A dog in residence at the time of the adoption of this amendment which weighs in excess of 30 pounds (but which weighs under 40 pounds) may remain; however, upon the death or removal of such dog, any replacement dog must at all times weigh under 30 pounds. Dogs and cats must be kept on leashes when not confined inside a unit. The unit owner will be responsible for cleaning up excrement deposited by any pet as soon as practicable.  Failure to clean up such excrement shall be prima facia evidence that the pet is causing a nuisance hereunder.  No animals may be kept, bred or maintained for commercial purposes. The keeping of all animals is subject to the rules and regulations of the board of directors of the Association, as they may from time to time be adopted. If any animal becomes a nuisance to the other unit owners in the sole opinion of the board of directors, the animal shall be removed from the unit immediately.  In the event of a violation of this provision, the Association may issue a fine against the offending unit owner in accordance with section 715.303 Florida Statutes, or may seek other remedies available to it.

 

12. Restrictions upon use. S. Parking (page 12)

No owner, tenant or other occupant of a condominium unit shall; park overnight commercial vehicles or vehicles lettered for commercial purposes, personal trucks larger than one-half ton, boats, campers, trailers, motorcycles, mobile homes and similar
vehicles in any parking area, except service vehicles during the time they are actually serving the unit or common elements. No vehicles may be parked on sodded areas or any other areas not specifically designated for parking;
